A Project Manager is the sales force of our firm. They are required to be self-motivated, maintain relationships with developed clients, as well as, generate new clients. A Project Manager is expected to meet with prospective customers, complete the scope of work, and estimate from those meetings/inspections. Additionally, a Project Manager must prepare a budget for sold work and be able to execute on that budget. The Project Manager will conduct periodic inspections of the property and provide direction to the specific job’s Operation Manager. A Project Manager will also be asked to provide consulting services from time to time to our insurance carrier and litigation partners.
Duties and Responsibilities:
Sales & Marketing:
• Generate new leads and maintain relationships with existing clients
• Inspect prospective projects, scoping the work and generation of an estimate, which is typically completed in an estimating platform (Xactimate preferred).
Project Management:
• Project Manager is expected to inspect the site to complete the scope and estimate of required repair/remediation/mitigation work.
• Complete consulting services for our clients. This service includes inspecting, scoping, photographing, and estimating structural and mitigation damages.
Once a project is sold, a Project Manager will do the following:
• Work with adjuster or customer to produce an agreed scope (repair amount)
• Collect signed contract from the property owner
• Collect Signed Owners Acknowledgement of Estimate (OAE) from customer
• Collect deductible from the customer before work begins
• Set up job file in company job file system (Dash)
• Produce invoice (s) and send out to the client
• Collect monies from the client throughout the project progress
• Price out change orders and secure signed agreement from customer (1/2 of change order amount must be paid upfront)
• Price out supplement and secure approval from the insurance adjuster
• A Project Manager should inspect the project as often as they see fit, but no less than the “Pre Launch” meeting, a project’s approximate middle, and the project’s completion. A Project Manager should make themselves available to meet with our customers at their request. During these inspections, the Project Manager will inspect the quality of work completed, in accordance with work with the budget and address any customer concerns.
• Review and approve subcontractor material invoices
• Assist in securing Certificate of Satisfaction (COS) at the completion
• Secure final payment of project
• Build schedule of values
• Develop and maintain job budget (weekly)
